What Do I Need To Qualify For a Hard Money Loan?

To qualify for a hard money loan, you’ll need a down payment of at least 25% to 40% for a purchase or significant equity in the property for a cash-out refinance.

How Does A Hard Money Loan Work?

A hard money loan is an asset-based financing option where real estate property is used as collateral. While credit score is considered, it is not the primary factor in approval. Instead, lenders assess the property’s value to determine loan risk and Loan-to-Value (LTV) ratios.

Real estate investors, developers, and flippers use hard money loans to secure quick funding for time-sensitive deals. This allows them to purchase properties at a lower price, renovate them, and either sell or rent for a profit.

The biggest advantage of a hard money loan is speed—private lenders can fund deals within a week or even sooner if all qualifications are met. These loans are ideal for short-term flips and property rehabs but may not be the best choice for long-term investments.

Hard money loans function similarly to bridge loans, as both serve as temporary financing solutions. Borrower Parameters:

A borrower seeking a hard money loan must meet the following generally stated requirements. Specific minimum requirements are set following our receipt of a loan application.

  • Borrowing entitles are ideally LLCs or Corporations
  • Reasonable existing income reflected in bank statements
