Q. What is the current interest rate for commercial mortgages?

To apply for any of our real estate loan or commercial mortgage products, your loan request must meet two basic requirements:

  1. The property must be either a commercial property or a non-owner-occupied residential investment property (primary homes are not eligible).
  2. The property’s value must be at least $150,000

We require at least four months of bank statements demonstrating repayment capacity, a recent credit score report, a purchase agreement (if applying for a purchase loan), or a recent mortgage statement (for refinancing). An appraisal is also needed if available.

In most cases, a down payment of 20% to 40% is required.

We offer a variety of loan options, including private commercial property loans, commercial real estate loans, hard money loans, fix-and-flip loans, bridge loans, cash-out refinance loans, and investment & rental property loans.

We require the following documents to provide you with an offer: a completed 1003 application, a copy of the sales agreement or a recent mortgage statement (for refinancing), a full copy of your recent credit report (all pages), and three months of business or personal bank statements.

Once we receive these documents, we will provide a term sheet within 2 to 3 days—sometimes even on the same day.
